Located in close proximity to the San Francisco Bay region where the cost of housing has risen sharply, the City of Lathrop has become a choice location for people to relocate, purchase their own home and raise a family. Lathrop is one of the fastest growing cities in California with a population growth rate of 6.3%, #4 in the state for new housing growth at 6.36%, and #2 in the state for multi-family housing unit growth at 130.97%. More than 18,000 single family and 350 multi-family units are approved to be built over 20± years. Lathrop's residential housing permits increased 186% from 392 permits issued in 2018 to 1,122 permits issued in 2021. Lathrop housing averages 3.88 people per household. River Islands at Lathrop is located west of Interstate 5 and north of Interstate 205. Encompassing nearly 5,000 acres, River Islands will eventually be a community of 15,010 homes, a vibrant town center, and an employment center with thousands of jobs for local residents. At present, River Island has more than 2,800 homes built and occupied, 2 schools, a restaurant, and recreation areas including a new baseball park and soccer field.
Stanford Crossings is comprised of 1,520± acres located west of the Interstate 5, east of the San Joaquin River just north of the Interstate 5/Interstate 205/State Highway Route 120 interchange. The Plan envisions a vibrant and livable community that offers a balanced mix of residential neighborhoods; retail, office, service related uses, including public/semi-public uses such as schools, parks, and other civic-oriented facilities. The project calls for 1,900 dwelling units and 5 million square feet of office and retail uses. Homes began selling for this development in May of 2020 for its first 400± single-family homes, and is now selling in its second phase and preparing infrastructure for the third phase of residential development.
Towne Centre Apartments is a multi-family complex being constructed next to City Hall and west of Interstate 5 along Golden Valley Parkway and Towne Centre Drive. The project started leasing in August 2021. The apartment complex includes 146 units, a dog park, fitness center, a resident clubhouse, pool, spa, entertainment lounge, fire pit, BBQ area and more.
Mossdale Apartments is a multi-family complex that began construction in the first quarter of 2021. At build-out there will be 204 units available. Located west of Interstate 5 on Golden Valley Parkway approximately 1 mile south of the Lathrop Marketplace (Target Center).
